What a zinc roof is — and when to specify one

A zinc roof is a fully supported hard-metal covering: rolled zinc sheet, typically 0.7–0.8 mm, formed into panels and joined with double-lock standing seams, batten rolls or flat-lock joints. Specify zinc when you want a 45–100-year service life, a self-protecting patina that needs no repainting, and a material that takes curves, dormers and complex geometry that defeat sheet roofing. Minimum pitch is around 3° for site-formed seams — below that, talk to us about alternatives.

Zinc roofing systems we install

Double-lock standing seam for roofs and facades; angle standing seam for steeper visual rhythm; interlocking and flat-lock panels for cladding and dormer cheeks; traditional batten roll for heritage contexts. Every system is built up correctly beneath the metal — ventilated substrate, correct membrane, clips that allow thermal movement — because a zinc roof fails at the details, never in the middle of a panel.

VMZINC, elZinc and Rheinzink installers

We install the three zinc brands UK architects actually specify: VMZINC (QUARTZ-ZINC, ANTHRA-ZINC, PIGMENTO and natural), elZinc (including elZinc Slate and Rainbow finishes) and Rheinzink (blue-grey and graphite-grey prePATINA). Manufacturer material warranties — up to 50 years on VMZINC systems — sit on a correctly detailed installation, which is why the installer matters as much as the brand.

Zinc cladding colours and finishes

Natural bright zinc that patinates to blue-grey over 2–10 years; pre-weathered QUARTZ-ZINC and ANTHRA-ZINC that arrive grey; PIGMENTO and elZinc Rainbow for colour — brown, green, blue, red, black and more. For the full palette read our zinc and metal cladding colours guides; we bring physical samples to every survey.

Zinc roofing in London, North London and Essex

Our busiest zinc patch is North and North West London — Enfield, Barnet, Hampstead, Highgate, Wembley and Harrow — with standing seam and dormer work across Essex, Hertfordshire and Cambridge. Recent installations include VM Zinc Quartz standing seam at Woodlark Road and Priory Road, Cambridge.

Zinc roofing and zinc cladding cost — how we quote

Zinc cladding cost per m² in the UK depends on the system, finish, build-up, access and complexity of the seams and junctions. We price after a measured survey, not from a website calculator — our published zinc cladding cost per m² guide shows real UK ranges so you can sanity-check any quote, including ours.

Disadvantages of zinc roofing — the honest constraints

Zinc is not the answer to every roof. Upfront cost is real; the patina takes years and the in-between period can look patchy; wide pans can show oil-canning; runoff must be kept off copper and some masonry; and it is a soft metal that dents. Above all it demands a trained installer — most zinc failures are installation failures. Read our full disadvantages of zinc cladding guide before you specify.

What are the benefits of Zinc Roofs.

The Advantage: Why Zinc Roofs?

  • Self-Healing Properties: Perhaps the most remarkable trait of zinc is its ability to "heal" itself. Over time, the material develops a natural patina that can actually fill in and mask surface scratches and minor abrasions.

  • A Century of Durability: When installed by the experts at Dr. Mastercraft, a zinc roof can literally last a lifetime. It is naturally resistant to corrosion and does not suffer from the degradation common in traditional roofing materials.

  • The Eco-Conscious Choice: Zinc is 100% recyclable. At the end of its exceptionally long life cycle, the material can be repurposed without losing any of its structural or aesthetic integrity, making it one of the most sustainable building materials on the planet.

  • Non-Toxic & Clean: Zinc is a non-toxic metal. This ensures that rainwater runoff remains clean and free of pollutants, preventing stagnation and making it a safe choice for modern eco-builds.

STILL NOT SURE?

Frequently Asked Questions

Who installs zinc roofing in London?

Dr Master Craft installs standing seam zinc roofs, dormers and cladding across all London boroughs from our base in Enfield, with most of our zinc work in North and North West London. We survey, fabricate and fit with our own team.

Are you zinc roofing contractors in Essex?

Yes — Essex is a core coverage area alongside London. We install zinc roofing, zinc cladding and standing seam systems across Essex, from Epping to Colchester and Southend, all surveyed and quoted from a site visit

Do you fit VMZINC and elZinc?

Yes — VMZINC, elZinc and Rheinzink are the three zinc systems we install, including QUARTZ-ZINC, ANTHRA-ZINC, PIGMENTO and prePATINA finishes, detailed to each manufacturer's installation rules so the material warranty stands.

How much does zinc roofing cost per m²?

here is no honest universal figure: finish, system, access and junction complexity move the price significantly. Our zinc cladding cost per m² guide publishes real UK ranges; your exact figure comes from a measured survey and a written, fixed specification.

What are the disadvantages of zinc roofing?

Cost, a slow-developing patina, possible oil-canning on wide pans, runoff staining on adjacent materials, softness under impact, and total dependence on installer skill. We cover all nine honestly in our disadvantages guide — including when we would steer you to GreenCoat PLX or aluminium instead.

Can you clad a dormer in zinc?

Yes — zinc dormer cladding is one of our most common London jobs: cheeks, roofs and aprons in matching standing seam or flat-lock, with flashings formed to the existing roof covering.

How long does a zinc roof last?

With correct installation, 45–100 years is the accepted range; VMZINC offers material warranties of up to 50 years on correctly detailed systems. The variable is the installer, not the metal.
