What Metal Cladding Should You Avoid? 7 Types That Cause Problems in the UK
The metal cladding to avoid in the UK falls into seven categories: combustible ACM panels that fail fire regulations, unbranded thin-gauge sheet with no performance data, cheap coated steel in coastal or polluted air, any metal installed without a ventilated cavity, incompatible metal pairings (copper over zinc is the classic), mill-finish aluminium with no coating warranty, and "bargain" systems fitted by non-specialist installers. The common thread: metal cladding problems are almost never about "metal" — they're about the wrong product, the wrong environment, or the wrong hands.
Metal cladding done well is a 40–100-year facade. Done badly, it's a five-figure remediation job. Here's what to steer clear of — and what to specify instead.
1. Combustible ACM panels — the category the UK now regulates hard
Since the Grenfell Tower fire in 2017, aluminium composite material (ACM) with a polyethylene core has become the most notorious cladding product in Britain. The regulatory position is now strict:
Combustible cladding is banned on the external walls of relevant residential buildings over 11 m in England (Building Safety Act and amended Building Regulations)
Thousands of buildings are still in remediation programmes, and leaseholders in affected blocks have faced years of unmortgageable flats and five- or six-figure bills
Even below the legal height thresholds, combustible panels are effectively unsellable: surveyors flag them, insurers load them, buyers walk away
Avoid: any composite panel without a current, UK-relevant fire classification certificate (you want A1 or A2-s1,d0 to BS EN 13501-1). Specify instead: solid aluminium, or A2-rated mineral-core composite from a named manufacturer with traceable certification — and keep the paperwork with the building file.
2. Unbranded thin-gauge sheet with no data behind it
Genuine architectural metals are sold with standards: EN 988 for zinc, EN 1172 for copper, EN 485/573 for aluminium — plus thickness, coating and warranty documentation. The cladding to avoid is the opposite: unbranded imported sheet, often 0.5 mm or thinner, sold on price with no traceable specification.
The failure modes are predictable:
Oil-canning — the visible waviness across flat panels, especially in raking light, caused by thin metal with no tension-levelling
No warranty trail — when the coating fails in year six, there's no manufacturer standing behind it
Thermal movement failures — thin panels with improvised fixing details buckle and tear at seams
Branded material (VMZINC, Rheinzink, elZinc, GreenCoat, KME and equivalents) costs more per tonne because it comes with the data, the finish quality and the warranty. That's not a marketing premium — it's the product.
3. Cheap coated steel in coastal or polluted air
Coated steel cladding (such as GreenCoat PLX) is an excellent product in the right environment — we specify it ourselves, and it carries technical guarantees of up to 50 years. But standard-grade coated steel within roughly 1 km of the sea, or in heavy industrial fallout, is the classic specification mistake.
Salt-laden air attacks cut edges, scratches and fixing penetrations first. Once the coating is breached, the steel substrate corrodes fast — red rust streaks on a facade inside a decade. Near the coast you need either a marine-grade coating specification, or a metal that doesn't depend on a coating at all: zinc, copper or marine-grade aluminium. 4. Any metal installed without a ventilated build-up
This one isn't a product to avoid — it's an installation method to avoid, and it ruins good metal. Hard-metal cladding (zinc and copper especially) must be part of a fully supported, ventilated rainscreen: substrate, breathable membrane, ventilated cavity, correct clips.
Skip that, and condensation traps against the back of the panels. Underside corrosion then eats the metal invisibly from behind — the single most common cause of premature zinc failure, as we detail in the disadvantages of zinc cladding. A quote that says "fix direct to existing battens" is a quote to decline, whatever the metal.
5. Incompatible metal pairings
Metals have a galvanic hierarchy, and water running off a "nobler" metal corrodes the less noble one below it. The pairings to avoid:
Copper above zinc — copper runoff destroys zinc at contact points. The classic failure is a copper dormer roof above a zinc-clad wall
Copper above uncoated steel or aluminium — same mechanism
Mixed-metal fixings — stainless steel screws through aluminium without isolation, copper fixings in zinc
The fix is design discipline: one metal per runoff zone, compatible fixings, separation membranes where metals meet. Any installer who can't explain the galvanic rules for your combination is the wrong installer.
6. Mill-finish aluminium with no coating warranty
Aluminium itself is a fine cladding metal — light, corrosion-resistant, workable. But raw mill-finish aluminium on a facade has real drawbacks: it stains and watermarks unevenly, oxidises to a chalky grey that rubs off, and scratches show brightly. Architecturally, the avoid-list is mill finish without a plan.
The specify-instead is straightforward: powder-coated or anodised aluminium from a system house with a coating guarantee (25 years is standard for quality powder coating). You get exact RAL colours, uniform weathering and a warranty trail — which is why aluminium done properly is one of the better-value metal facades going.
7. Anything fitted by a non-specialist "because it's cheaper"
The most expensive metal cladding in Britain is the cheap installation. Hard-metal facades demand hand-formed detailing — reveals, corners, sills, junctions — plus thermal-movement clips and the compatibility rules above. Generalist contractors pricing 30% below specialists are almost always pricing without the build-up, the clips or the detailing time.

What good looks like: the short list worth paying for
If the avoid-list feels long, the include-list is reassuringly short:

Every one of these performs for decades with the correct build-up and a specialist installer — and any one of them fails early without. That's the whole lesson: in metal cladding, you're really choosing a system and a contractor, not a sheet of metal.

What is the cheapest metal cladding that won't cause problems?
Branded coated steel (such as GreenCoat PLX) with a technical guarantee, installed with a proper ventilated build-up, is the lowest-cost metal system we'd put our name to. Cheap problems come from unbranded material and missing build-ups, not from steel itself.
Can different metals be mixed on one building?
Yes, but only with galvanic discipline: never let copper runoff reach zinc, aluminium or uncoated steel; use compatible or isolated fixings; and separate dissimilar metals with membranes where they meet. An experienced hard-metal installer designs these junctions as standard.
Is thin metal cladding always bad?
Gauge matters. Architectural zinc and copper work superbly at 0.7–0.8 mm because they're fully supported and hand-detailed. Problems come from thin flat panels without tension-levelling or proper support — visible as oil-canning waviness — and from improvised fixings that can't handle thermal movement.
Does metal cladding rust?
Iron and steel rust; zinc, copper and aluminium do not — they form protective patinas or oxide layers instead. Coated steel relies on its coating, so corrosion starts where the coating is breached: cut edges, scratches and fixings, especially near the sea.
How do I check a metal cladding quote is legitimate?
Ask for the full build-up (substrate, membrane, ventilated cavity), material brand and EN standard, thickness, finish and its guarantee, clip/fixing system, fire classification, and workmanship warranty — all in writing. Vague answers on any of these are the red flag.
